Degree Information

Our philosophy is to base our teaching on real-world issues in facilities management (FM) at high-performing organisations in both the private and public sectors. Our students develop the ability to think critically about all facets of the FM services - maintenance, engineering, projects, catering, cleaning, security and property management, by considering engineering and management theories and concepts and their applications to FM situations in these service lines. This allows our students to use their experience to explore these applications in their current or future careers.

Students undertake modules to the value of 180 credits.

The programme consists of six core modules (90 credits), two optional modules (30 credits) and an original dissertation (60 credits).

A Postgraduate Diploma (120 credits, full-time nine months) is offered.

Strongly interdisciplinary, the Master of Science in Management of Built Environment aims at preparing experts in the field of maintenance and adaptation over time of buildings, from an engineering/architectural (maintenance and requalification) and an economic (valorization and maintenance of property values over time) perspectives. Multidisciplinary knowledge and skills in the field of technical and economic appraisal for the designing and requalification of existing buildings are developed. The teaching regards a large set of courses in different disciplines, such as building technology and construction, production and management engineering, architecture, strongly rooted in the European and Italian tradition which created cities and buildings celebrated worldwide. The program prepares students to compete in the international markets in the field of technical and economic management of existing buildings and urban environment. Two specializations are available:
1) Technical maintenance and management;
2) Economic management.

Given the multidisciplinary set of competences, a number of job opportunities arises. Construction Management provides a ground in the main disciplines and techniques and to develop personal skills of practical use in the management and implementation of construction and civil engineering projects.

The programme addresses the management of technical (engineering) techniques, the development of personal, interpersonal and project management skills, and provides a fundamental understanding of the social, economic, resource management and legal frameworks within which the construction project takes place. Generally, The purpose of the course is to prepare the student to make an effective contribution to the project management of the whole enterprise and environment in which she/he will work.

The content of the programme takes into account the dominant position of the engineer at every stage in the development of a civil engineering project. Since the engineer is normally chosen to fill a position with responsibility for technical, financial and contractual decisions and for the overall management and administration of a project, the programme is directed to satisfying these needs.

Facility- and Real Estate Management are considered nowadays as important parts of the overall business. As a result of this development managers of these departments are more involved in the company’s strategy than ever before and this involvement is not only from a secondary process viewpoint. Assets and facilities services together are responsible for the appropriate support of the primary processes and its stakeholders. Together with the core business they are partners in a kind of joint venture for the benefit of all the stakeholders. Departmental borders get blurred and all business processes interfere. Therefore the Facility- and Real Estate managers have to think and to manage in terms of strategy, choices, visions and goals of the overall business.

Planning should be done in the context of the company business plan. It is important to understand the relationship between the company's business plan, the facility/real estate management plan, and the single strategy of the business units. Incorporated in the task of the manager are two focal points: The first is the use of organisational objectives, both long- and short term. The second is the effective management of the facility/real estate departmental unit(s) within the organisation. Important in his field is the focus on the total environment of the organisation: local, regional, national and global; because a Facility- and Real Estate manager is acting in relationship with- and being responsible for the global world.

Study Plan 2015/2016

The Master Facility- & Real Estate Management (MSc degree) is a 12 month full time study with a study load of 60 credits (ECTS). Integration on a strategic level of Facility- and Real Estate Management is the key issue in this program. This is based upon the insight that assets and facility services together are responsible for the appropriate support of the primary processes and its stakeholders. The program consists of three terms of 4 month each. In Term I the focus is on Strategic Business Management and Strategic Building Management. In Term II the focus is on Strategic Asset Management and Strategic Facility Management. Next to this there is an Module Academic Skills that will be attended during term I and II. Term III is completely focused on the dissertation or thesis, a most valuable instrument for students to customize the program by doing elaborated research on a subject of their own choice. This Research can start as soon as the proposal students need to develop in the module Academic Skills is approved.

The programme introduces students to core management concepts in semester one before selecting one of four specialist pathways in semester two. Students also have the opportunity to choose a generalist pathway route, tailoring the course to their requirements.

Semester one modules are taken by all students to develop a firm base of general knowledge and techniques for further specialised management study. Delivered by leading academics in Birmingham Business School (BBS), the management content is research led, drawing on the expertise and reputation of BBS to help deliver a high quality experience for students. Topics include strategy, innovation, marketing, organisational behaviour and financial management. 

Semester two sees students move into a pathway of their choice, where the key management concepts tackled in the first semester will be complemented by the exploration of practical management applications by academics from the School of Engineering, drawing upon its wealth of research experience and industrial links. 

This new structure will allow us to present the core principles in semester one and then to demonstrate their application in semester two before you progress into the summer and the opportunity to investigate and develop a contemporary Engineering Management topic via a 60 credit research project.

Taught modules contribute two thirds of the overall degree (120 credits). The final assessment is the 60 credit dissertation (10,000 – 12,000 words), where students conduct their own research aligned to their pathway under the guidance of a supervisor.

Facilities Management is responsible for co-ordinating all efforts relating to planning, designing and managing buildings and their systems, equipment and furniture to enhance the organisation’s ability to compete in a rapidly changing world. It involves the integration of multi-disciplinary activities with the built environment and the management of their impact upon the people and the workplace.

The MSc/Diploma in Facilities Management develops competencies and skills to enable its graduates to manage facilities effectively for a changing business world. Facilities Management provides proactive support and dynamism to the core business of an organisation through a coordinated and well managed approach to secondary business functions. Graduates from the programme will gain the skills necessary to fully realise the potential of facilities management in providing effective and productive environments which meet the needs of today’s businesses.

The MSc is fully accredited by the Royal Institution of Chartered Surveyors and the British Institute of Facilities Management.

The growth of facilities management offers great opportunities for professionals who are competent in the core roles required for 21st Century facilities management. . The programme comprises 5 core courses and 3 elective cours

Course Choice

•Service Procurement and Provision – mandatory
This course looks at the key services that make up a modern facilities management operation ranging from interior design, landscaping and courtesy services to the more traditional property related services concerned with the upkeep of facilities. The course provides a theoretical basis for service procurement; the selection of service providers; and risk management models. It considers the organisational, human and cultural impact of facilities and ways in which improved services can affect facility performance. Within the course, ongoing performance measurement systems are also described which enable the effective management of service contracts.

•Space Planning and Management - mandatory
This course provides a strategic overview of space from a business perspective. It identifies the supply and demand process in relation to property portfolios and considers tools and techniques that enable the effective modelling and use of space. It examines the concept of flexibility and reuse in the context of a changing organisational context. Alternative space strategies are examined in the course in tandem with new ways of working. It also considers how space can be used to support work-life balance strategies in organisations.

•Asset Maintenance Management - mandatory
This course examines the effective management and maintenance of operational property. Key aspects include: maintenance policy and standards; planned and responsive maintenance; asset appraisal and evaluation; information management; maintenance; property portfolios; acquisitions and disposals.

•Contracts & Procurement - mandatory
This course considers facilities management in the broader context of the construction cycle. The advent of new procurement methods such as the Private Finance Initiative (PFI) have inevitably drawn facilities managers into the larger issue of construction projects and their procurement, This course considers procurement arrangement options, principles of contract law, procurement through Public Private Partnerships, construction contracts, negotiation, as well as conflicts and disputes. Facilities managers have an ever increasing contribution to make in this process in the capacity of informed client.

•Sustainable Practices in Facilities Management - mandatory
This course examines a number of key issues in facilities management which are rapidly gaining significance within the industry. The purpose of the course is to familiarise the facilities manager with contemporary issues in facilities management and the relevant guidelines, assessment procedures, and standards for sustainable and strategic facilities issues. Key issues covered include: sustainability, energy management, waste management, the working environment, and comfort and productivity in the workplace.

For BIFM accreditation, students should undertake the following three elective courses:

People & Organisational Management in the Built Environment - optional
Business Management for Built Environment Professionals – optional
Project Management (Theory and Practice) - optional

Alternatively, students can choose (subject to timetabling) three other electives from a range of management courses offered by the School, including:
