The programme is designed to prepare you for a career in global real estate finance and investment management. The Real Estate Finance programme is particularly suited to graduates with a degree in a quantitative discipline who wish to develop specialist finance skills that can be used in the real estate sector. This programme not only examines investment in the underlying real estate sector but also provides extensive coverage of Real Estate Investment Trusts, Real Estate Funding, Mortgage Backed Securities and Real Estate Portfolio Management.

This programme is offered jointly with our specialist finance faculty at Henley Business School, the ICMA Centre. This personal research project of 12,000 to 14,000 words is usually linked to an aspect of real estate that has a specific professional application or is of personal interest to you.

The student on this course obtaining the highest mark for an investment-related dissertation may be eligible (depending on grade obtained) for a prize from the IPF worth £500.

Format

Our experienced academics are also accomplished professionals with many years in professional practice or research roles. Their knowledge and experience feeds straight into the course content, along with the latest academic and business developments.

Teaching methods vary depending on the module, but all modules comprise lectures, project work and tutorials.

Assessment

We assess your work through a variety of coursework assignments, including essays, reports, surveys and presentations. We also encourage you to do 'formative work' to prepare for assessment. This does not count towards final marks, but the feedback you receive helps improve your performance.

The MPhil in Real Estate Finance has been designed to provide rigorous training in the latest concepts from these three key areas as applied to international real estate markets.

The course is aimed at those who may already have some experience or interest in real estate markets, banking or investment and wish to upgrade their skills or for those who are looking to commence a career in this area. The programme offers an opportunity to study theoretical and practical finance, investment and law applied to global commercial real estate markets, while enjoying the cultural, social and recreational facilities of Cambridge. The course takes students from a wide variety of backgrounds: finance, geography, economics, law, biology, international business, mathematics. MPhil courses offered by the Department of Land Economy share common aims. These are:

i) to enable students of a high calibre to pursue their education at an advanced applied level drawing on the primary disciplines of economics, planning and environmental policy, with additional specialisms in finance and law;

ii) to provide students with opportunities both to build on and develop material which they may have studied at undergraduate level as well as to broaden their knowledge base;

iii) to equip students with the necessary skills to pursue careers at a high level in a range of areas, including business and finance, civil service, public service, property professions, environmental agencies and organisations, national/international agencies and further study;

iv) to provide opportunities for education in a multidisciplinary environment so as to advance the understanding of cognate disciplines and their applications;

v) to provide opportunities for learning with colleagues from different social, economic and legal systems;

vi) to provide students with appropriate skills and experience to enable them to use information and resources critically and to equip them with the means to undertake their own research;

vii) to provide an educational environment with a strong research ethos that brings together students from a wide variety of backgrounds and fosters an international approach to common problems.

Learning Outcomes

On completion of the course, students will have acquired the following skills:
i) Knowledge and understanding of the subject matter of the various components of their course.

ii) Intellectual skills: the ability to study steadily, assimilate issues and large amounts of literature swiftly, evaluate countervailing positions and to produce succinct arguments to tight deadlines and to engage with those with whom they disagree. iv) Transferable skills: the ability to communicate effectively both orally and in writing; to work to deadlines and under pressure; to manage time; to set priorities; to formulate an argument; to work independently and with initiative; basic IT skills (email, data analysis and internet use); critical analysis; to present material in a seminar context; skills of analysis and interpretation; self-discipline, self-direction; and respect for other views. The ability to develop and present a major piece of written work.

v) Research skills: the ability to locate, utilise and organise a wide range of materials independently, on paper and electronically. This programme is delivered on a part time block release basis.

Its specific objective is to provide students with a structured but flexible learning framework to enable students to fully understand real estate investment and financing decisions. The MSc Real Estate Investment and Finance Flexible programme is a blend of academic rigour and applied practical analysis. It also aims to provide students with a range of transferable skills applicable to other possible future career paths. Intensive mode delivery

The Master of Valuation and Property Development is professionally recognised by some of Australia’s leading professional bodies. This allows graduates to differentiate themselves within the industry.

Further, the program is also delivered in intensive mode. Intensive Mode Delivery is a compact and time efficient way to complete a postgraduate qualification with minimal impact on professional and personal lifestyles. Subjects are generally delivered over two weekends during the semester with two sets of three-day sessions per subject, usually scheduled as Thursday to Saturday (approximately six to eight contact hours per day) with a break of four or five weeks between session one and session two of each subject.

Participants will receive 40 hours of combined lectures, discussion groups, case studies and workshops during contact hours. International students are required to be on campus every week.

The MSc Real Estate is a conversion programme for graduates from other academic disciplines and is accredited by the Royal Institution of Chartered Surveyors (RICS). It is one degree programme with three distinct pathways:
-Commercial/Residential Real Estate

All three pathways are viewed as a single cohort. The programme will provide you with all the necessary skills and knowledge to excel in the real estate profession and will prepare you for the challenge of completing the Assessment of Professional Competence (APC) to become a Chartered Surveyor.

The MSc Real Estate is available for full-time study only. Given the intensity of the programme, you are advised to live in or near Oxford. Please note this course has a September start only.

This course in detail

The MSc Real Estate comprises 11 or 12 compulsory taught modules (depending on your chosen pathway) and a structured Applied Real Estate Project. It provides you with a thorough grounding in the skills and expertise necessary for a career in real estate.

Each module, except one, is 10 credits and the MSc qualification is 180 credits.

Teaching and learning

The philosophy of the MSc programme is to provide you with a theoretical framework in the early modules and to build on this in the latter stages with practical, real life examples and case studies.

Learning methods include lectures, seminars, tutorials, project work and independent study. Teaching is organised around the component modules, involving a total of around 20 hours of teaching time per week over each 12-week teaching semester.

The semester system requires examinations to be taken at the end of each teaching period. It is a very intensive course and you undertake a substantial amount of private study and project work. The Real Estate Markets module draws together the different subjects taught on the programme and incorporates a number of field trips in the UK and Europe.

Careers and professional development

The MSc Real Estate programme at Brookes is highly respected in the profession.

In the case of UK students, it is normal for our students to secure employment before the programme ends. Most students work for the big international real estate companies in London, but our students have also been successful in securing employment in smaller niche practices in London or in other areas of the country.

Structure

Overall the MSc Real Estate Investment could be labelled as a degree in finance which is focussed on real estate. Since the topics and methods you study are of interest to all real estate businesses, including the mainstream employers like chartered surveyors, the MSc Real Estate Investment may give you a wider choice of the role you play but it does not pre-determine what sort of firm you work for.

Term 1 gives you a grounding in the core skills of the real estate professional. You cover basic appraisal methods applied to valuation, development and financing of investments, plus a quantitative methods module incorporates econometric modelling. Those techniques are put in a wider context through a module on real estate economics and an investment markets module which ranges across all asset classes and financial instruments

Term 2 is more about applications of those core skills and principles. In Capital Markets you cover the different forms of indirect real estate – REITS, core and opportunistic funds, and derivatives. In Debt Markets you take in mortgage lending, mezzanine finance, mortgage-backed securities.  In Term 2 you also look in more detail at the financial instruments based on real estate – REITs, Mortgage Backed Securities, derivatives. Portfolio risk management deals with the role of real estate in investment portfolios and the mix of assets within real estate portfolios.

Assessment methods

All core modules in Term 1 and Term 2 are assessed by sight-unseen examinations (in January and April) plus courseworks set and delivered in Term time. Elective modules are assessed by coursework only.

Your courseworks will take a range of forms - essays, modelling projects, presentations, class tests. Some are done individually, others in self-selected or allocated groups of up to four coursework. The mix of assignments is designed to develop the general and soft skills employers expect – time management, team working, report production and presentations.

Overall your final Masters mark will be assessed on 50% exams and 50% coursework.

Career pathways

Graduates from the MSc Real Estate Investment go into a wide spread of firms and roles – some into the graduate entry schemes of the chartered surveyors in the UK or abroad. Most are best suited to analyst, strategy or research positions major fund management houses and investment banks, or smaller private-equity type real estate funds, rating agencies and specialist research firms. Many will go on to professional qualifications outside real estate, such as Chartered Financial Analyst Institute.

The rationale of the Master's Programme in Real Estate is to provide an intensive postgraduate educational opportunity for able and motivated graduates wishing to be real estate professionals by making a career in property at local, national or international level. The overarching aim of this master's programme is to facilitate the personal and intellectual capacity of full time and part time students and to produce graduates with the knowledge and skills appropriate to the understanding and management of property based on the investment, pricing and financing of real estate assets. The unique qualities which this programme will offer include integrating concepts in finance, investment and valuation with an understanding of the dynamics of land and property markets. The programme will also provide for the integration of theory and practice in real estate finance, investment and development appraisal methodologies. The Royal Institution of Chartered Surveyors (RICS) as the professional body plays a very significant role in advising and accrediting property related programmes within the School. This MSc in Real Estate is accredited by the RICS for both full-time and part-time modes of delivery.

Attendance

Attendance with online support/blended learning.

Full-time attendance: 3-4 days per week.

This is a 12-month commitment (four modules or 60 credits in Semesters 1 and 2 , and one module in Semester 3, total credit points equates 180 for the full masters).

Part-time attendance: 1-2 days per week.

This is a 36 -month commitment (2 modules or 30 credits per semester, with a 60 credits dissertation undertaken over the period of one year.

Students take four 15-credit modules per semester and each module equates to a student effort of 150 hours, made up of direct contact hours (i.e. that delivered in the classroom) and the remainder as independent study time which would involve reading books, journals and researching for coursework etc. Students also undertake a 60-credit dissertation in semester 3/year 3, which has limited direct teaching but has a staff supervisory process to support you.

On average the contact time per week for each module will be 5 hours (with a mix of lectures and tutorials) i.e. 5 hours x 4 modules = 20 contact hours. This varies in some modules but will never be more than 5 hours per week per module. Usually these contact hours are spread across a minimum of 3-4 days in the full time mode across 12 weeks per semester. Where possible, there is some timetable provision for evening classes to accommodate part-time students work commitment. However, this is reviewed on an annual basis subject to staff and room resources.

This personal research project of 12,000 to 14,000 words is usually linked to an aspect of real estate that has a specific professional application or is of personal interest to you.

Format

The experienced academics that teach this course are also accomplished professionals with many years in professional practice or research roles. Their knowledge and experience feeds straight into the course content along with the latest academic and business developments.

Teaching methods vary depending on the module. As with the traditionally delivered courses, lectures (recorded), project work and tutorials (delivered as online 'webinars') play a part.

Assessment

We assess your work through a variety of coursework assignments, including essays, reports, surveys and presentations. We also encourage you to do 'formative work' to prepare for assessment. This does not count towards final marks, but the feedback you receive helps improve your performance.

For the dissertation you'll complete a 12,000 to 14,000-word research project.

About the program

The Graduate Diploma of Valuation and Property Development is designed to prepare students with a strong knowledge base and technical skills for careers within property related industries and professions. The application of the knowledge and skills developed in the program will allow graduates to demonstrate autonomy, expert judgement, adaptability and responsibility as a practitioner across a range of career paths in property related fields such as investment, finance, property management and property research. The attributes gained from the Graduate Diploma of Valuation and Property Development will allow you to work in the property sector in Australia and around the world. 

Intensive mode delivery

Intensive Mode Delivery is a compact and time efficient way to complete a postgraduate qualification with minimal impact on professional and personal lifestyles. Each subject is delivered over two weekends during the semester. There are two sets of three-day sessions per subject, scheduled Thursday to Saturday (approximately six to eight contact hours per day) with a break of four or five weeks between session one and session two of each subject.

Participants will receive 40 hours of combined lectures, discussion groups, case studies and workshops during contact hours. International students are required to be on campus every week.

The real estate industry represents the world’s greatest store of capital, a cornerstone of investment wealth and a driver of economic growth and employment. The global property industry is affected by many challenges including fluctuating economic conditions, innovations in finance, new regulations and approaches to sustainability. Skilled professionals are required in all areas of real estate development, property valuation, investment and management.

Professional recognition

Valuation and Property Development graduates are recognised by the Australian Property Institute (API). The API accreditation allows Valuation and Property Development students to apply for registration as Certified Practising Valuers with New South Wales Fair Trading and the Valuers Registration Board Queensland upon graduation (conditional on meeting professional practise requirements). Non property valuation graduates are endorsed for API Associate Membership and Certified Property Practitioner (CPP) certification.

Structure and subjects

The structure of the Graduate Diploma of Valuation and Property Development is based on theoretical and practical subjects.

The MSc Real Estate is a conversion programme for graduates from other academic disciplines and is accredited by the Royal Institution of Chartered Surveyors (RICS). It is one degree programme with three distinct pathways: Commercial Real Estate; Residential Real Estate and International Real Estate. All three pathways are viewed as a single cohort.

The programme will provide you with all the necessary skills and knowledge to excel in the real estate profession and will prepare you for the challenge of completing the Assessment of Professional Competence (APC) to become a chartered surveyor.

The MSc Real Estate is available for full-time study only. Given the intensity of the programme, you are advised to live in or near Oxford. Please note this course has a September start only.

Teaching and learning

The philosophy of the MSc programme is to provide you with a theoretical framework in the early modules and to build on this in the latter stages with practical, real life examples and case studies.

Learning methods include lectures, seminars, tutorials, project work and independent study. Teaching is organised around the component modules, involving a total of around 20 hours of teaching time per week over each 12-week teaching semester.

The semester system requires examinations to be taken at the end of each teaching period. It is a very intensive course and you undertake a substantial amount of private study and project work.

The Integrative Professional Practice module draws together the different subjects taught on the course and enables you to develop strong interpersonal communication via a series of face-to-face role-plays.

In addition to the taught modules (see below), there is also an umbrella module, Real Estate Markets, which incorporates a number of field trips in the UK and Europe.

Approach to assessment

Each module is assessed individually, through coursework such as submission of reports and presentations, and/or formal written examination.

Specialist facilities

Students taking the MSc Real Estate benefit from the allocation of a dedicated base-room in the newly redeveloped Abercrombie Building. The majority of teaching takes place in the base-room which also houses a suite of PCs.

Field trips

One of the most important elements of the MSc Real Estate programme is the field trip schedule, which helps you to build on your learning by giving you the opportunity to see how things are done in practice. These start in the induction week with trips around Oxford and London.

In the autumn, there are further day trips to London and a three-day residential field trip to another major city in the UK. In the spring we have further day trips, and in the summer we have a five-day residential trip to a major European city.

In each case, the intent of the field trips is to 'add flesh to the bones'. In the classroom, we can talk about how things should be done. It is only when on these trips that a student can appreciate how things are done in practice.

The cost of field trips is included in the programme fees.

How this course helps you develop

The MSc Real Estate, although grounded in academic excellence, is a practice-based programme for students wishing to become chartered surveyors. It has established itself as a premier postgraduate programme for students wishing to enter the property profession and it meets the strong demand from the real estate profession for high-calibre postgraduate students both in the UK and overseas.

As a student on the MSc Real Estate, you will benefit from the many contacts that the Department of Real Estate and Construction has established within the property industry and from the networking/career events organised during the year specifically for our students.

The Department also has an active alumni group on LinkedIn for students/graduates in Real Estate and students are encouraged to join when they start the MSc.

Careers

The MSc Real Estate programme at Brookes is highly respected in the profession.

In the case of UK students, it is normal for our students to secure employment before the programme ends. Most students work for the big international real estate companies in London, but our students have also been successful in securing employment in smaller niche practices in London or in other areas of the country.

Free language courses are available to full-time undergraduate and postgraduate students on many of our courses, and can be taken as a credit on some courses.

The Real Estate and Land Policy Group examines the impact of land and housing markets/policy on broader development processes - particularly for enhancing urban sustainability. We also address broader market-based fundamentals such as valuation, and emerging areas of research include behavioural finance.
