Programme structure

You will take a series of core courses and undertake a dissertation or a major project in planning and real estate development.

Core courses provide you with a grounding in core knowledge and skills required of planners and surveyors working within the planning and development field. Professional accreditation is important because it means that graduates need complete only the Assessment of Professional Competence for the relevant profession in order to obtain chartered status as MRICS and/or MRTPI.

The philosophy of this programme is based on a flexible approach to problem solving and the development of analytical faculties, while the structure offers flexibility and a range of optional subjects. There are a number of course units common to the MSc Real Estate Asset Management and MSc Real Estate Development that provide a sound grounding in real estate from the perspectives of investor, developer, occupier and the broader society. You then follow specific course units, depending on the specialist route chosen, with the ability to choose further optional units to reflect your own particular interests.

A residential fieldtrip to London is an integral part of the programme and there is an optional fieldtrip to another major European city.

Special features

One of the special features of our Masters programmes is the opportunity to work on a 'live' consultancy project. Working with industry partners, students will complete a piece of work within a real-world professional environment.

A comprehensive range of site visits, guest lectures and presentations from business and public organisations are an integral part of the course and networking opportunities are strongly promoted.

An overseas field trip is a recommended option on the programme. The cost of the visit is largely covered by the course fee, but students in recent years have also been asked to contribute around £350 towards the costs of the trip, depending on the venue. Recent locations have included Barcelona, Toronto, Amsterdam and Dublin. Countries to be visited may change their immigration and visa regulations at short notice. The Department cannot guarantee that where visas are required for the field course, they will be granted but will ensure that, in the unlikely event this occurs, affected students are not academically disadvantaged.

Teaching and learning

Part-time students complete the full-time programme over 27 months. There are no evening or weekend course units available on the part-time programme, therefore if you are considering taking a programme on a part-time basis, you should discuss the requirements with the Programme Director and seek approval from your employer to have the relevant time off. Timetabling information is normally available from late August from the Programme Administrator and you will have the opportunity to discuss course unit choices during induction week with the Programme Director.

The programme prepares students for employment in real estate professional practice, in the UK or internationally. Potential careers could be in both the private and public sector ranging across global consultancies, investment advisors and corporate organisations to regional property practices and development companies to government agencies or even your own real estate business. Population growth and economic growth lead to expansion, while processes of obsolescence and decline lead to a demand for urban transformation projects. These processes usually require investments in land and property (re)development, while planning interventions provide guidelines to investors, sometimes as opportunities, but also as barriers to what an investor might see as a profitable investment.

Policies for and investments in transit oriented development and low-carbon urban development are the result of this. This interaction between planning interventions on the one hand and land and real estate investments on the other hand is the central theme of this Master's specialisation. Course detail

Overall the MSc Real Estate Investment could be labelled as a degree in finance which is focussed on real estate. Since the topics and methods you study are of interest to all real estate businesses, including the mainstream employers like chartered surveyors, the MSc Real Estate Investment may give you a wider choice of the role you play but it does not pre-determine what sort of firm you work for.

Term 1 of the course gives you a grounding in the core skills of the real estate professional. You cover basic appraisal methods applied to valuation, development and financing of investments, plus a quantitative methods module incorporates econometric modelling. Those techniques are put in a wider context through a module on real estate economics and an investment markets module which ranges across all asset classes and financial instruments

Term 2 is more about applications of those core skills and principles. In Capital Markets you cover the different forms of indirect real estate – REITS, core and opportunistic funds, and derivatives. In Debt Markets you take in mortgage lending, mezzanine finance, mortgage-backed securities. And in term two you look in more detail at the financial instruments based on real estate – REITs, Mortgage Backed Securities, derivatives. Portfolio risk management deals with the role of real estate in investment portfolios and the mix of assets within real estate portfolios.

In term three, you pick a set of three elective topics from around six modules specific to real estate plus a range run by other Cass Masters programmes – some of them taught on trips to locations outside the UK. So you can focus on:

• Core real estate topics like building management, sustainability, residential markets.
• Or pick up on more general topics such as private equity and project management taught by experts from other Cass programmes.

And the last block of your course, the Business Research Project (BRP), is the one you design and build for yourself, in the form of a report of around 8,000 words submitted in August. We see the BRP as your opportunity to have a showpiece which shows potential employers what you know, what you can do, your ability to produce good-quality individual work.

Teaching and learning

The philosophy of the MSc programme is to provide you with a theoretical framework in the early modules and to build on this in the latter stages with practical, real life examples and case studies.

Learning methods include lectures, seminars, tutorials, project work and independent study. Teaching is organised around the component modules, involving a total of around 20 hours of teaching time per week over each 12-week teaching semester.

The semester system requires examinations to be taken at the end of each teaching period. It is a very intensive course and you undertake a substantial amount of private study and project work.

The Integrative Professional Practice module draws together the different subjects taught on the course and enables you to develop strong interpersonal communication via a series of face-to-face role-plays.

In addition to the taught modules (see below), there is also an umbrella module, Real Estate Markets, which incorporates a number of field trips in the UK and Europe.

Approach to assessment

Each module is assessed individually, through coursework such as submission of reports and presentations, and/or formal written examination.

Specialist facilities

Students taking the MSc Real Estate benefit from the allocation of a dedicated base-room in the newly redeveloped Abercrombie Building. The majority of teaching takes place in the base-room which also houses a suite of PCs.

Field trips

One of the most important elements of the MSc Real Estate programme is the field trip schedule, which helps you to build on your learning by giving you the opportunity to see how things are done in practice. These start in the induction week with trips around Oxford and London.

In the autumn, there are further day trips to London and a three-day residential field trip to another major city in the UK. In the spring we have further day trips, and in the summer we have a five-day residential trip to a major European city.

In each case, the intent of the field trips is to 'add flesh to the bones'. In the classroom, we can talk about how things should be done. It is only when on these trips that a student can appreciate how things are done in practice.

The cost of field trips is included in the programme fees.

How this course helps you develop

The MSc Real Estate, although grounded in academic excellence, is a practice-based programme for students wishing to become chartered surveyors. It has established itself as a premier postgraduate programme for students wishing to enter the property profession and it meets the strong demand from the real estate profession for high-calibre postgraduate students both in the UK and overseas.

This degree offers a choice of pathways, which you don’t have to choose between until your second term. The largest proportion of our students go on to the graduate entry schemes of major firms of chartered surveyors in the UK, going through the RICS Assessment of Professional Competence to become qualified professionals.

The others go into a very wide range of employers and roles – with smaller niche agencies, fund managers, developers, investment banks, lending banks, public agencies, rating agencies, research companies, not to mention setting up their own businesses. Many will go on to professional qualifications outside real estate, such as Chartered Financial Analyst Institute.

Around half our students come from outside the UK, many of them take up jobs in other countries with the boost that a degree from Cass, accredited by the Royal Institution of Chartered Surveyors, is a widely recognised and highly valued qualification world-wide. And they will generally find Cass real estate alumni already there to form the base of their professional network.

The rationale of the Master's Programme in Real Estate is to provide an intensive postgraduate educational opportunity for able and motivated graduates wishing to be real estate professionals by making a career in property at local, national or international level. The subject matter is presented with an international perspective to reflect the increasingly strong role of property in today’s global business economy and to be of relevance to a career incorporating multinational organisations operating particularly in the UK, Europe, UAE, North America and Asia.

- Purpose -

The unique qualities which this programme will offer include integrating concepts in finance, investment and valuation with an understanding of the dynamics of property and capital markets. Market report and case study analysis:

Students on our Real Estate course can choose to study International Real Estate and Construction as an optional module. For this complex module students need to go on a study visit to an international city which has an emerging real estate and construction market.

Past students have gone abroad to take in either Dubai in the United Arab Emirates or Shanghai in the People's Republic of China. The field trip includes visits to real estate companies and construction firms, site visits and meetings with various professionals. From these briefings, students need to produce a country report that includes a detailed strategy including how they could break through in the real estate or construction market in these overseas destinations.
