The MSc in Quantity Surveying and Commercial Management (QSCM) programme is designed to meet the challenging demands of the modern learner and the rapidly evolving needs of the construction industry. It employs an innovative teaching structure that is integrated with Brookes’ Virtual Learning Environment (VLE). The result is the delivery of a flexible and exciting programme of study.

Starting in either January or September, the MSc programme may be studied either full time over one year, or as a distance learner over two years.

This course has accreditation by the Chartered Institute of Building (CIOB), and is pending accreditation by the Royal Institution of Chartered Surveyors (RICS). This demonstrates professional recognition of the quality of our programme and as such our programme is your first step towards becoming a chartered Quantity Surveyor. Our staff sit on professional committees including CIOB and Constructing Excellence. Our longstanding links with prominent companies in the sector, such as Mace, Willmott Dixon and BAM Construction, and our strong links with local companies such as Beards, Kingerlee and Bidwells together ensure that the programme is directly tailored towards the employment skills needed by the construction Industry.

The coursework only programme uses an applied learning approach to study. This ensures that it is real-world focused and holistic. Not only is this more effective teaching, it is much more engaging than the traditional study and examination approach. Students develop a broad range of quantity surveying and management skills and knowledge including Building Information Modelling (BIM), project finance, technology, and procurement by working on real life problems as experienced by the construction industry. Our innovative programme structure which was commended at validation provides a flexible pattern of study that brings together both distance and full-time learners. Students can start either in September or January, easily switch between distance learning and full time modes of study and, if needed, extend their study up to 5 years.

This course in detail

There are two modes of delivery for the MSc QSCM: full time on campus or distance learning, and there are two entry points - September or January. Course length is as follows:
Full time: MSc:12 months; PGDip: 9 months; PGCert: 4 months
Part time: Distance Learning: MSc: 24 months; PGDip: 21 months; PGCert: 9 months

Extensive online learning material is provided to all students via the Virtual Learning Environment (VLE) - our own intranet site to which students have access 24 hours a day, 7 days a week.

Module leaders can be contacted via the VLE, e mail, telephone and Skype.

Intensive Study Periods - all students attend four intensive study periods during their programme each being around three days long. Students and staff enjoy these intensive sessions as they are able to share experiences and knowledge as well as renew friendships and make connections within the industry and the distance earning students get the opportunity to meet face-to-face with staff.

The organisation and the collaborative nature of these intensive study periods is always praised by our students who particularly like the site visits, workshops and guest lectures from industry experts.

European Field trip -To expose our students to the international nature of the construction industries, we also run a week long subsidised fieldtrip to Europe (usually Holland) every year in January. Feedback shows our students highly value this opportunity get to know how construction in other countries works to different management cultures.

Applied or Problem-Based Learning - We have responded to requests from industry to make our postgraduate education more practical and industry focused by using an ‘applied’ approach to learning, sometimes called “Problem-Based Learning” or PBL. This approach encourages learning by allowing you to actively puzzle through problems that are adapted from complex real-life situations. We use our links with industrial practitioners to help devise these problems and, as construction problems often cross discipline boundaries, they require research and collaboration to find their solutions. This leads to a more exciting and relevant student experience.

Teaching and learning

Teaching, learning and assessment methods are to a considerable degree shaped by the use of the applied learning approach. This leads to a more challenging and industrially relevant course than the traditional lecture approach.

Learning takes place through groups of students puzzling through problems, often adapted from real situations with much of the complexity and context intact, using published resources, or reference to experts who are available to offer advice.

In full-time mode, the delivery of new material is weekly with intermediate tutorial or seminar sessions. The intensive study weeks and a European field-trip, wherein students in both modes of study come together, complement this delivery pattern.

For the distance learner, the virtual learning environment is the primary mode of delivery. Communication with distance learning students will be supplemented by email, Skype and telephone.

Careers and professional development

Graduates of our postgraduate construction programmes have an outstanding employment record. Our graduates are recognised as having excellent levels of communication, presentation and problem-solving skills. Consequently, our students go on to be employed across the broad spectrum of the construction industries both locally and internationally.

Many of these companies visit the department annually to meet students for graduate positions whilst all of our distance learning students are employed full time by prominent companies in the sector.

The MSc in Commercial Project Management prepares students for a professional role in the management of commercial projects by providing students with an understanding of the both the people-related and technical requirements necessary for the successful management of projects, as well as the organisational and strategic aspects; it also stresses the commercial aspects of project management: for example, marketing and sales, financial management, procurement, bidding and contract management.

This MSc is one of four MSc courses within the Management of Projects Group of Programmes. The other MSc courses are: Management of Projects, Construction Project Management and Engineering Project Management.

The School of Mechanical, Aerospace and Civil Engineering has a long history of delivering project management related masters courses and the staff who deliver the programme are drawn for a wide variety of backgrounds and industrial experience.

Teaching and learning

The Commercial Project Management MSc is a full time course which is studied over 12 months, starting in September each year. The course comprises eight taught course units, each worth 15 credits, and a research dissertation worth 60 credits. Students on this particular MSc study four core units fundamental to project management, and which are shared by students on the other MSc courses. In addition, students on this course study Contract Management and programme specific unit, Commercial Management, where students work in teams to produce documents related to the buying and selling side of a case study activity. Students must also select two optional units and carry out a Commercial Project Management based dissertation.

Assessment of the taught part of the programme is via a combination of formal written examinations and coursework assignments, which will include group work and oral presentations. Some assessment is based on online material provided by the Association for Project Management (APM) and PRINCE2 (a process-based method for effective project management).

Career opportunities

The MSc Commercial Project Management Programme acquaints students with the basic processes of project management but focuses more specifically on the commercial aspects of project management, the establishment of stable, profitable and low-risk exchange relationships for project procurement or sales and the management of the contracts that represent these relationships in a range of project settings. Practical skills in the buy and side project procurement, contract management and conflict and dispute resolution are developed. Successful graduates of this programme find employment in a wide range of commercial-related roles, from forensic delay analysis to quantity surveying to general project management in companies such as Blackrock, Costain, Parsons Brinckerhoff, Yendall Hunter, PwC.

Accrediting organisations

The MSc in Commercial Project Management is listed by the Joint Board of Moderators (JBM) as an Approved Further Learning Schemes for Chartered Engineer. The JBM represents the Institution of Civil Engineers, the Institution of Structural Engineers, the Institution of Highways and Transportation and the Institute of Highway Incorporated Engineers. This means that successful completion of the MSc will enable applicants with an accredited first degree at BEng level, to become chartered engineers.
Students who successfully complete the unit MACE 60062 Conflict Management and Dispute Resolution optional unit are eligible for associate membership of the Chartered Institute of Arbitrators.

Modules

The postgraduate modules cover project appraisal, methods for financing and procuring construction work and financial management of the design and construction process. There is also a module that develops understanding of the construction industry from an economic perspective and a module on construction contract law.

You also select one option from a wide selection of modules that are offered to all our postgraduate students. In order to complete the MSc stage, students are required to take a research methods module and undertake a major dissertation on a topic approved by their supervisor.

- Institutional and legal context for construction
This module examines the relationship between ethics and the law, and introduces the sources of and basic rules of UK law, including common law and statute law as it affects construction professionals. It provides an introduction to construction contract law, tort and restitution. It explains the difference between common law and equity and its relevance to construction professionals.

- Construction
This module is intended to provide a broad and critical perspective of the construction and assembly of buildings and their performance requirements and also to provide an understanding of the context in which construction decisions are made and implemented.

- Measurement, documentation and estimating
This module introduces students to documentation used for tendering in the construction industry and the techniques used to measure and specify construction work and produce estimates and tenders.

- Project evaluation
This module focuses on the range of techniques used by construction professionals to appraise and manage cost and value in construction projects.

- Construction contract administration
This module introduces the student to key elements of contract administration applied to the roles of contract administrators, quantity surveyors and commercial managers.

- Construction law
This module examines the various types of construction contracts, including families of standard construction contracts, and the common law, legislation and administrative procedures, which govern them. It provides a working knowledge and understanding of construction contract legal problems, and related applicable law, such as non-contractual liabilities. It examines when a dispute arises in legal terms, and how dispute resolution methods may be employed to resolve problems and disputes.

- Procurement and management of construction
This module focuses on developing an awareness of the issues which need to be considered when deciding how to procure and manage construction projects.

- Economics and finance for construction
This module uses some analytic tools from economics and finance (and management) in broad discussion of construction markets and construction firms. The nature of construction projects is identified and their demand is considered in national and international contexts. Attention is also focused on the production process of construction products and current debates within the industry regarding project-based industries. The main principles of corporate finance will be considered in the analysis of the firms' performance while international construction, innovation, and entrepreneurship topics will provide a bigger insight to the dynamics of this industry.

- Dissertation
The module provides the opportunity for students to undertake an independent piece of research, investigating in depth a subject, in which, they have a particular interest and of their own selection. Each student will submit a dissertation of between 15,000- 20,000 words. The module includes teaching of research methods.

Our surveyors look at financing a project, procuring construction work, financial management and the entire construction process. We want our students to have 'real world' experiences while studying at LSBU, of field work is a major component. We create these situations by inviting guest speaks in to give up-to-date lectures, having great industry links and taking our students into situations where they would like to work. Most of our surveying and construction courses give our students the opportunity to carry out a construction project. Their work will take into account current construction technologies, energy efficiency solutions and environmental and sustainability issues. The project is very detailed and is carried out across site visits, analysing on-going construction projects and an appraisal of eco-technologies. These factors can be influenced by a construction's location so our field trips can take our students both overseas to expanding countries like Dubai or round the corner to building developments happening on our own campus.

- Market report and case study analysis
Students on our MSc Surveying courses can choose to study International Real Estate & Construction as an optional. For this complex module students need to go on a study visit to an international city which has an emerging real estate and construction market.

Past students have gone abroad to take in either Dubai in the United Arab Emirates or Shanghai in the People's Republic of China. The field trip includes visits to real estate companies and construction firms, site visits and meetings with various professionals. From these briefings, students need to produce a country report that includes a detailed strategy including how they could break through in the real estate or construction market in these overseas destinations.

Construction Law, Contracts and Dispute Resolution: This unit provides a systematic understanding and critical awareness of the background to and working of the legal system in England and Wales relevant to the practice of a quantity surveyor.

Programme Assessment

The classroom element of teaching will be via lectures, seminars and tutorials. However, the very nature this course requires a proactive and hands-on approach to learning that also incorporates site visits and field work.

Alongside the more traditional forms of assessment, this course is assessed in a variety of different ways that will provide you with valuable skills and experience in activities such as teamwork, report production, making presentations and web authoring. You will also be expected to complete a dissertation project, in a subject of your own choice, which will be developed and conducted with the advice and guidance of a personal tutor.

Student Destinations

Once you have completed this course and obtained your first job, you can begin training to become a Chartered Surveyor with a professional qualification. This is known as the Assessment of Professional Competence (APC) and is a structured on-the-job training scheme ending with an assessment interview. Once you have satisfactorily completed this, you can apply to become a member of the Royal Institution of Chartered Surveyors (RICS). This enables you to use the designated status Chartered Surveyor and the letters MRICS after your name.

You can follow the RICS accredited route as a Quantity Surveyor or the Graduate Diploma route. The courses are academically challenging, and encourage independent, analytical and reflective thought and judgement that applies equally to the workplace and professional ethics.

You'll also develop a range of transferable skills, such as investigation, problem-solving, logical and systematic data analysis, information management, sustainable decision-making and effective communication.

Structure

We introduce you to skills and knowledge in construction technology, measurement, law, economics, procurement and contract management, in the Pre-Enrolment Reading at Level 1.

You then develop your core skills at Levels 2 and 3 and procurement, contractual, project management skills and Building Information Modelling in the M-Level modules.

Grad Dip students take the Level 2, 3 and M modules except the dissertation.

MSc students take the Level 3 and Level M modules.

They are also actively engaged in research or professional practice, ensuring you learn directly from the latest academic and business developments.

Assessment

We assess you through a combination of written examinations, coursework, projects, presentations and case studies. Because of the importance attached to presentation and collaboration skills, up to 25 per cent of assessment is through oral presentation and group work.

This module focuses on introducing students to the various areas of law and issues of professional practice used and applied in the construction and property industries.

- Valuations
This module is intended to allow the theoretical knowledge gained in a series of lectures and workshops to be applied in practice. This module further develops the concepts and techniques covered in the Valuations unit. - Real estate economics and finance
This module provides an introduction into a set of theoretical principles and practical skills in economics and finance, which enable property professionals to develop, manage and grow successful businesses.

- Applied valuation and the management of property interests
This module gives a practical insight into managing property. The roles and responsibilities of both landlords and tenants are considered in property management. Financial calculations that inform the decision-making processes in property management are also covered.

- Corporate real estate management
A module to provide a critical understanding of the role that real estate plays in the successful organisation of business activities, and to provide the skills to formulate appropriate strategies for corporate occupiers.

- Property investment appraisal

This module will broaden your awareness of current and established environmental and waste management issues and practice, and enable you to critically evaluate strategies for business improvements.

- Project Management and Techniques
You will obtain a critical appreciation of the latest methodologies and techniques for project management, and evaluate the processes associated with controlling, executing and commissioning a specific project.

- 3D Building Information Modelling
On this module you will critically evaluate the importance of BIM and collaboration, and understand the legal implications of data sharing. Furthermore, this module will give you an opportunity to use several 3D BIM packages to generate 3D, 4D and 5D models.

- Beyond the Three Dimensions
This module will enable you to critically evaluate the legal implications of data sharing and develop a comprehensive understanding of the interoperability between different software packages to produce 4D, 5D, 6D, 7D and 8D designs.

- Sustainable by Design and Applications (Project)
On this module you will use your knowledge to develop a BIM model based on an existing project from our industry partners. This will incorporate the relevant information to generate all documents including plans and schedules from 3D to 8D. The module will also give you a critical awareness of BREEAM, Leadership in Energy and Environmental Design (LEED), Code for Sustainable Homes, CEEQUAL and Passivhaus.

- Dissertation
This module enables you to undertake a major piece of investigative research over an extended period of time, and to demonstrate an ability to gather, analyse and report the products of your research with academic rigor.

Learning and teaching methods

Tuition combines traditional lectures and tutorials with problem-based learning, through workshops and site visits. You will get the chance to use a series of design and BIM applications such as REVIT, ArchiCAD, Navisworks, CostX and FM:Systems to produce 4D, 5D, 6D and 7D designs, and incorporate BREEAM, Leadership in Energy and Environmental Design (LEED), the Code for Sustainable Homes, and CEEQUAL.

If you study full-time, you will need to attend the University two days a week (usually Monday and Wednesday). For part-time students, the commitment is one day a week (usually either Monday or Wednesday). This is subject to change, please contact the University for the most up-to-date information.

Work Experience and Employment Prospects

The government’s chief construction adviser, Paul Morrell, indicated that Building Information Modelling (BIM) will become compulsory on publicly procured projects from 2016. This means bidders and contractors on future public building projects would be required to use BIM.

According to an article published by RICS, "recent experience indicates a trend in large clients and government agencies across the globe to mandate the use of BIM, not only for delivery of the building, but also as a tool to manage operationally. BIM has the potential to impact every aspect of the building profession. BIM is not going to go away, and so we must, therefore, learn to adapt and embrace or risk the threat of losing ground to others.

MSc Building Information Modelling and Sustainability graduates will be equipped to become BIM Managers. They will also have strong knowledge of how to achieve sustainability, which is valuable for any role within the construction industry.

Assessment methods

Assessment methods vary and include written projects, coursework, project work, presentations and examinations. The course culminates with a dissertation, which requires a substantial research project.

Part-time students have the option of a fast-track route by completing their dissertation over the summer at the end of their second year.
