Assets and facilities services together are responsible for the appropriate support of the primary processes and its stakeholders. Together with the core business they are partners in a kind of joint venture for the benefit of all the stakeholders. Departmental borders get blurred and all business processes interfere. Therefore the Facility- and Real Estate managers have to think and to manage in terms of strategy, choices, visions and goals of the overall business.

Planning should be done in the context of the company business plan. It is important to understand the relationship between the company's business plan, the facility/real estate management plan, and the single strategy of the business units. Incorporated in the task of the manager are two focal points: The first is the use of organisational objectives, both long- and short term. The second is the effective management of the facility/real estate departmental unit(s) within the organisation. Important in his field is the focus on the total environment of the organisation: local, regional, national and global; because a Facility- and Real Estate manager is acting in relationship with- and being responsible for the global world.

Study Plan 2015/2016

The Master Facility- & Real Estate Management (MSc degree) is a 12 month full time study with a study load of 60 credits (ECTS). Integration on a strategic level of Facility- and Real Estate Management is the key issue in this program. This is based upon the insight that assets and facility services together are responsible for the appropriate support of the primary processes and its stakeholders. The program consists of three terms of 4 month each. In Term I the focus is on Strategic Business Management and Strategic Building Management. In Term II the focus is on Strategic Asset Management and Strategic Facility Management. Next to this there is an Module Academic Skills that will be attended during term I and II. Term III is completely focused on the dissertation or thesis, a most valuable instrument for students to customize the program by doing elaborated research on a subject of their own choice. The programme is designed to provide students with the essential learning components of economics, valuation, construction, investment, law, planning, management and development. There is some £680 billion invested in UK commercial property stock and just over half of this is held as investment assets. Within the residential sector, the private rented sector alone has a value of £840 billion. These real estate assets all require on-going strategic and active management.

Real Estate investment is a global trend and as such there are opportunities to work across the world, particularly within the multinational practices.

You will develop your ability to analyse, assess and synthesise solutions to problems and gain an understanding of the business drivers and constraints that influence these solutions. Overall the MSc Real Estate Investment could be labelled as a degree in finance which is focussed on real estate. Since the topics and methods you study are of interest to all real estate businesses, including the mainstream employers like chartered surveyors, the MSc Real Estate Investment may give you a wider choice of the role you play but it does not pre-determine what sort of firm you work for.

Term 1 of the course gives you a grounding in the core skills of the real estate professional. You cover basic appraisal methods applied to valuation, development and financing of investments, plus a quantitative methods module incorporates econometric modelling. Those techniques are put in a wider context through a module on real estate economics and an investment markets module which ranges across all asset classes and financial instruments

Term 2 is more about applications of those core skills and principles. In Capital Markets you cover the different forms of indirect real estate – REITS, core and opportunistic funds, and derivatives. In Debt Markets you take in mortgage lending, mezzanine finance, mortgage-backed securities. And in term two you look in more detail at the financial instruments based on real estate – REITs, Mortgage Backed Securities, derivatives. Portfolio risk management deals with the role of real estate in investment portfolios and the mix of assets within real estate portfolios.

In term three, you pick a set of three elective topics from around six modules specific to real estate plus a range run by other Cass Masters programmes – some of them taught on trips to locations outside the UK. So you can focus on:

• Core real estate topics like building management, sustainability, residential markets.
• Or pick up on more general topics such as private equity and project management taught by experts from other Cass programmes.

And the last block of your course, the Business Research Project (BRP), is the one you design and build for yourself, in the form of a report of around 8,000 words submitted in August. We see the BRP as your opportunity to have a showpiece which shows potential employers what you know, what you can do, your ability to produce good-quality individual work.

Strongly interdisciplinary, the Master of Science in Management of Built Environment aims at preparing experts in the field of maintenance and adaptation over time of buildings, from an engineering/architectural (maintenance and requalification) and an economic (valorization and maintenance of property values over time) perspectives. Multidisciplinary knowledge and skills in the field of technical and economic appraisal for the designing and requalification of existing buildings are developed. The teaching regards a large set of courses in different disciplines, such as building technology and construction, production and management engineering, architecture, strongly rooted in the European and Italian tradition which created cities and buildings celebrated worldwide. The MSc in Real Estate opens up roles across the full range of our very diverse industry including surveyors, fund managers and banking for students with any previous degree.

If you aim to join the graduate entry programme of the major UK real estate employers and take the RICS Assessment of Professional Competence you can pick modules that tilt toward UK-specific topics in law, tax and applied valuation. This programme was developed in response to the growing demand from the construction and property industry for flexible professionals capable of strategic thinking and a creative response to volatile economic conditions. Planning and controlling the allocation of resources, and the detailed matching of design and production to the needs of the market for built space, are at the core of the construction and property industries.

This programme enables students to develop analytical, technical and managerial skills and prepares them for leadership roles in the construction and property industries. The structure allows consideration of both the theory and applications of economics, finance and management in the context of construction projects and portfolios. The emphasis of this programme is on the presentation and communication of workable solutions to complex problems.

The university has invested £76 million in a new building to house the campus library, TV studios and academic facilities for disciplines including architecture, design and construction. Stockwell Street, where the programme will be delivered, is a short walk from the university's buildings on the Old Royal College site.

Our construction business management degree equips you for a management career in major construction projects.

Who is it for?

This course is for engineers, architects, surveyors, construction managers, facilities managers, and any construction professional, who wants a management career in construction. The course arms students with the business knowledge and management skills needed for a fast track career in construction management.

Objectives

This course aims to improve the rate of business return from construction professionals, by equipping them with the knowledge and skills needed to manage the construction process.

Teaching and learning

A mix of approaches is used in the delivery of the Construction Management postgraduate course. For some modules a traditional lecture format prevails; in others there is a greater emphasis on case studies and learning through active participation. In general, considerable team-work in various practical exercises and group assignments is required. All modules involve undertaking a certain number of individual and/or group assignments (coursework) during the teaching terms. Many of these assignments involve essay writing. Furthermore, four modules are additionally assessed by comprehensive final examinations.

Completion of modules and examinations will lead to the award of a Post Graduate Diploma. The completion of modules, examinations and a dissertation will lead to the award of the MSc. The Construction Management MSc comprises 180 credits, with 60 credits awarded to the Project. Attendance is required to obtain 120 credits from the taught modules. This can be achieved by one of two methods:

Full-time
A 12-month full-time option during which students attend all the taught modules during Semesters 1 & 2, and complete their Project within the 12-months period of the degree.

Part-time
A 24-month part-time option during which a student attends half the modules in a first 12-month period, followed by the other half the next year.

Students are expected to complete all the modules in this two year period. The teaching periods are structured to deliver core modules in a sequence which permits engagement by P-T students alongside F-T students. The Project is undertaken by Part-Time students in the second year. Teaching takes place on two full days per week, with some lectures (Law) taking place in the evening. In addition there is a small number of team-working weekends, plus a Foundation Week at the start of the programme each year, which is attended by all (full- and part-time) students.

This method of delivery is designed to be attractive to students working full-time within reasonable commuting distance of City, University of London (probably within the M25 cordon), as well as to full-time students, by concentrating tuition into two days per week on average, and encouraging flexibility for independent study.

Modules

The taught part of the Construction Management Masters course is based on ten modules, of which five are carefully chosen to provide a broad foundation in various aspects of the theory and practice in the field of general management.

These modules are delivered by academic staff members of City's Cass Business School. They constitute part of the curriculum for the MSc Management, a degree run by Cass Business School. The five management modules are complemented by five construction-oriented modules delivered by senior professional engineers with wide experience in the construction industry.

The latter set of modules covers important aspects in the practice of planning, financing, and delivering large scale civil engineering and infrastructure projects. These modules focus on the development of practical management skills within a construction context.

The culmination of the course is the Project: a major individual research exercise on a topic within the broad area of construction management conducted under the direction of a supervisor.

The major product of the Project work is a written report (dissertation). The topics/titles for this major Project can be chosen from: (a) a list suggested by the lecturers of the course, (b) students' own ideas/initiatives, or (c) where applicable by a student's sponsoring company/industrial partner.
